The Booking Service Confirmation

Booking service online does not guarantee you a spot for that date and time, you will be contacted by email or phone with a confirmation.

The Right to Refuse Service

We reserve the right to deny and/or terminate service because of safety concerns, inappropriate or uncomfortable situations, weapons on property, severe clutter, or disconnected utilities. Our employees have the choice to leave if the home is in a tremendously unsanitary condition or they feel unsafe or threatened. If you book a cleaning that is unreasonable, the cleaners may refuse service right away and you will be charged the cancellation fee.

Cleaning Techs

We sometimes work with solo cleaners, and in some cases, more cleaners may be needed due to the intricacy of work or busy schedule, we do our best to limit the rotation of cleaners in your home while still providing sufficient cross-training to our cleaners. Our employees have been background screened and drug tested prior to working with us, you can be sure all of our staff have good ethics and are held accountable.

The Cleaning Day Prep.

Your price for the cleaning service is based on the cleaners focusing all of their time on cleaning, we ask that you take a few minutes to neaten up to allow the cleaners easy access to the areas and surfaces to be cleaned. Floors, countertops, tabletops, and others. If you’d like our cleaners to do these duties for you, call the office in advance so your cleaning Quote can be adjusted for the extra time.

Do You Have Pets

We will eagerly work around pets, But we ask that indoor activity is limited for cleaning efficiency and safety reasons. If your pet becomes anxious or presents a safety threat, A&B Pro Cleaning reserves the right to withdraw its employees from your residence. Our employees are instructed not to enter a house if they believe an animal is a threat, some pets may act differently if a family member is not present. If we have to remove our cleaners from the jobsite, due to aggressive pets. Our cancellation policy will apply.

Our Service Pricing

Please remember we try to give these instant prices-quotes based on our grand experience, but we may adjust the price based on the actual condition of the house. To make sure there are no surprises when we arrive and find that the job will require extra time. We’ll call you to let you know if the price will have to be adjusted. If we are unable to reach you, the cleaners will have to leave and you will be charged the cancellation fee. We reserve the right to adjust rates at any time based on the time it takes to perform our service to meet the client’s expectations, A&B Pro Cleaning will contact the client to discuss price or service modifications if the cleaning time differs significantly from the original bid.

Payments and Options

The Payments must be made on the day of the cleaning service by check, cash or credit card. Our Recurring Service Discount Our Recurring service discounts start “After” the first cleaning service. If by any means you bypass cleanings so that your cleaning’s frequency is lower than what you were originally set up for. Your price will be increased to accommodate the correct pricing level for the lower frequency.

Our Hourly Service

If you requested hourly service, Please have a prioritized list available of what you would like us to work on . Our Cleaners will start at the top of the list and they will work the way down until the time requested is up. * We don’t offer recurring discounts for hourly cleaning services.

Our Rate Increases/Adjustments

The Client’s cleaning rate adjustments may be made at any time during the year, If there is changes to the frequency of the client’s established-original service schedule, home or living situation: remodel, change of address, number of people living in the home, a substantial increase of furniture, etc. If so, The Client’s rate shall be increased annually, by an amount not-to-exceed 7% of client’s current rate.

Access To Property Being Serviced

The Client should make the service location accessible to A&B Pro Cleaning’s Service personnel on the day the service was scheduled for. If the Cleaners are locked out of the Client’s home/building and don’t have access inside, Every effort will be made to get in contact with the Client to arrange for entry into the home/building, If contact is not made within 25 minutes of our Cleaners arrival time, the scheduled cleaning will be skipped and you will be charged $50 late cancellation fee. This fee is necessary to compensate the employees for the unexpected lost of revenue and travel time. To avoid this fee please provide us with a key or code to gain access to your home/building.

Cancellations and Rescheduling

Service reliability is very important because we reserve a spot and time especially just for you. We request that you give us a minimum of 24 Hrs. In advance notice if you need to cancel or reschedule for any reason to avoid getting a $50 cancellation fee.

Alarm Security Systems

If your home is equipped with a security system, please be sure that it is turned off or call our office with the code and proper directions to use. If you change the code please let us know so you do not get a lockout charge of $50.

Using A Home Owners Personal Vacuum

If you request to use your personal vacuum, We will not assume, accept or be liable for damage to the unit. Since we are not responsible for the maintenance of the vacuum, we also won’t be responsible for any repairs needed. This is important because if the vacuum is not working when we arrive to clean your home, We will not be able to execute any vacuuming of carpet and hard floor surfaces.

The Cleaning Supplies

We will provide the equipment and products needed to clean your home completely, If you require us to use green cleaning products only, Please let us know before we start the service. If you require us to use your cleaning supplies, please know that we are not responsible for any damage caused with those products. When this request is made we ask that you please have the cleaning chemicals and supplies ready so we can execute our cleaning service as efficiently as possible.

Items/Objects That We Can’t Clean

The Mold removal is a specialty. We can’t be liable for any mold-related risks in a client’s home. We can’t clean hoarding homes or any areas that contain animals and humans body fluids, feces, blood, vomit, cat litter boxes, bird cages and excretions or urine.

Heavy Objects and Areas That Are Unreachable

For safety and liability purposes our employees can’t climb higher than a step stool or work outside of your home. Our Cleaners can’t move objects that are more than 35 pounds, if you would like to clean behind or underneath heavy objects, please move them before we come out to clean.

Our Damage/Breakage and Loss Policy

Even though the occurrence is rare, the possibility of damage or breakage is present while we perform our cleaning service. Our cleaners practice reasonable care and are cautious when cleaning your home. We are insured for damage or breakage caused by our cleaners. We are not liable for damage that is caused by normal wear and tear, Improper installation of an item/object in your home like collectibles, artwork/paintings or family heirlooms not disclosed during the booking process. These items include but are not limited to the following: Collectibles, Artwork and Family Heirlooms: These items are expensive and are impossible to replace, the client should let us know before starting the service. Please let us know how you would like your fragile items handled and cared for. Notification must be made within 24 hours of loss/breakage of any personal items. Identical/Similar replacements are always attempted but not guaranteed.

Our Cleaners Arrival Window-Time Frame

We try our best to schedule our cleanings in an order that requires the least amount of drive time. We do this an effort to maintain low prices and avoid trip fees, If you require a specific service time, We will try our best to accommodate your request. But, no times are guaranteed, Due to the unpredictable nature of our business and also unforeseen situations like auto accidents, weather, mechanical problems, traffic jams. Please allow us the flexibility of scheduling our cleaning services between 8:00-AM and 4:00-PM. We typically do not run more than 35 minutes earlier or more than 40 minutes later than the scheduled appointment time. In the event that we are running late, we will call you or text you to let you know.

Our Re-Cleans and Satisfaction Guarantee Policy

We will always strive to provide our customers with the highest quality work and greatest customer service available. We still realize that we are human and things can/will from time to time get missed. If this happens, call or email us within 24 hours and we will rectify the error at no charge.

Our Holidays Policy

We do not work on holidays. If your appointment day falls on a holiday we will contact you to reschedule. These holidays will be observed: Independence Day Christmas Eve (Open Until 12:00pm) Christmas Day New Year New Years Eve (Open Until 12:00pm) Thanksgiving Day

Poor Weather Conditions

We will be closed for business when Poor weather conditions prevent King County School Districts from opening.

Clients Keys

Our Clients keys are stored inside a secured area where only the managers of A&B Pro Cleaning Service have access to. In the event that the client chooses to leave a door unlocked or leaves a key under a mat or any other unsecured place for our cleaners to gain access into the home, A&B Pro Cleaning will not be held liable for any damages or theft to the clients home. If termination/cancellation of the services happens, A&B Pro Cleaning will return any client key(s) in its possession no later than 72 hours after termination of services or the next business day.

Our Non-Solicitation Of A&B Pro Cleaning Service Employees

As our customer, we ask that you please don’t agree to solicit/hire any of our cleaning employees to work directly for you. Our professional cleaners are background checked, We have their references verified and have completed extensive cleaning training. Sustantial time, resources and money are invested in every new employee before they are allowed to enter our customer’s homes.


Any claim relating to A&B Pro Cleaning Service web site shall be governed by the laws of the State of Washington without regard to its conflict of law provisions.
